NT 271 762 A watching brief was carried out during ground-breaking works on a new housing development behind St Mary's Star of the Sea Church Hall, during February 2006. The initial phase of work involved the demolition of annexes to the current building and a programme of ground reduction in order to excavate a ramp to c2m beneath the current road level in preparation for an underground car park.

The remains of a further two vaulted cellars which may be contemporaneous with the one identified during the evaluation were located. A displaced section of wall identified within earlier demolition deposits possibly represents a part of the former Balmerino House.
